This Armenia property transfer tax calculator estimates what you pay to acquire and register a property in Armenia. Unlike many countries, Armenia keeps acquisition costs modest: a state duty on the declared value plus a fixed cadastre registration fee (commonly around AMD 3,000).
How it works
The acquisition cost is the sum of a percentage duty and a flat fee:
state duty = declared value × duty rate
registration fee = fixed amount (≈ AMD 3,000)
total cost = state duty + registration fee
The state duty rate is applied to the declared transfer value registered with the cadastre, and the registration fee is a flat charge for recording the new ownership.
Example
A property declared at AMD 50,000,000 with a 0.25% state duty rate gives a duty of AMD 125,000. Adding the AMD 3,000 registration fee, the total acquisition cost is about AMD 128,000.
Notes
Rates and fixed fees follow Armenian state duty and cadastre schedules and can change — verify the current figures with the State Committee of the Real Property Cadastre or a notary. Notary fees, agent commission and any mortgage costs are separate and not included. This is an estimate, not legal or tax advice.
