The South Dakota Closing Cost Calculator estimates the total cash you need to close on a home in South Dakota, including the state’s 0.100% real-estate transfer tax, lender origination, title, appraisal and prepaid escrow. It shows each line item and the total as a percent of price.
How it works
The calculator sums the typical buyer-side closing costs in South Dakota:
- Transfer tax (0.100%) — South Dakota’s real-estate transfer tax, calculated as price * 0.001.
- Lender origination (~1%) — about 1% of the loan amount.
- Title (~0.5%) — title insurance and settlement, about 0.5% of the price.
- Appraisal — a flat $600 appraisal fee.
- Prepaid escrow — prepaid property taxes and homeowners insurance, estimated around $2,500.
It adds these up and divides by the purchase price to show closing costs as a percent of price.
Example
On a $350,000 South Dakota home with 20% down (a $280,000 loan): transfer tax at 0.100% is about $350, origination at 1% of the loan is about $2,800, title at 0.5% of price is about $1,750, appraisal about $600, and prepaid escrow about $2,500. Total closing costs come to roughly $8,000, or about 2.29% of the price.
Notes
This is an estimate for planning only, not financial, tax or legal advice. South Dakota’s transfer tax is 0.100% of price; some counties add local recording or deed taxes. Origination, title and prepaid escrow amounts vary by lender and timing. Get an official Loan Estimate from your lender and confirm transfer-tax rules with the South Dakota Department of Revenue or county recorder before closing.
